What I Learned About Wealth in 2 Hours of Playing CASHFLOW®

A Truth Nobody Wants to Admit
I spent 17 years in school and never learned the difference between an asset and a liability. Two hours playing a board game taught me more about wealth than all those years combined.
Sounds dramatic? Maybe. But here’s the uncomfortable truth: schools don’t teach you how money works. They prepare you to be an employee, not an investor. That’s why so many smart, hardworking people still end up trapped in debt, living paycheck to paycheck.
But when I sat down to play Robert Kiyosaki’s CASHFLOW® Board Game, it flipped a switch in my brain. Suddenly, the “rules of money” I had never been taught came alive in a way that was simple, powerful, and painfully obvious.

Lesson 1: Assets Put Money in Your Pocket. Liabilities Take It Out.
Seems basic, right? But think about it. Did anyone ever teach you this in school?
In CASHFLOW®, every player starts with a profession card (doctor, teacher, engineer, etc.) and a balance sheet. Very quickly, you realize that high income doesn’t equal wealth if your liabilities (car loans, credit cards, mortgages) eat up everything.
It’s a reality check most of us avoid in real life until it’s too late. A 2023 Bankrate survey found that 56% of Americans can’t cover a $1,000 emergency expense. Why? Because expenses rise as fast as income.

Lesson 2: Cash Flow Matters More Than Income
One of the most mind-blowing insights from the game? It doesn’t matter how much you earn. It matters how much is left after expenses.
That’s why players in the game who start with “lower-income” professions often get out of the rat race before the high-income players who are drowning in debt.
In real life, this explains why a modest investor with a handful of rental properties may retire early, while a six-figure earner still lives paycheck to paycheck.

Lesson 3: Risk Isn’t the Enemy, Ignorance Is
At first, I was scared to take on deals in the game. What if I made the wrong move? But then I realized something powerful: every “loss” was just feedback, not failure.
This mirrors reality. According to the Harvard Business Review, people with higher financial literacy are more likely to invest confidently and recover from setbacks faster.
The wealthy don’t avoid risk, they manage it. They invest, learn, and adjust. Meanwhile, most people stay “safe” in savings accounts that actually lose value to inflation.

Lesson 4: You Can’t Win Alone
One of my favorite parts of CASHFLOW® is the negotiation and trading with other players. You quickly learn that wealth isn’t built in isolation. It’s built in networks, collaborations, and community.
That’s true outside the game too. Whether it’s mentors, business partners, or communities like investor meetups, the wealthiest people always surround themselves with other wealth-builders.
